Completing construction may mark the end of your project, but our commitment to you continues.

Once you take possession of the completed space, your Warranty Phase begins. At Gilmore Building Co., we provide a one-year Limited Warranty on covered work, along with scheduled check-ins designed for you to ask questions and identify items that might need our attention.

Our goal is to make the transition into your new or updated space as clear and straightforward as the rest of our design-build process.

What to Expect During the Warranty Phase

Before your project is complete, we’ll provide you with the applicable warranty documentation for your project.

During the warranty phase, our process includes:

  • 60-day walkthrough: We’ll check in with you approximately 60 days after you take possession to see how things are going in your new space.
  • One-year walkthrough: As the one-year mark approaches, we’ll contact you to schedule another walkthrough.
  • Warranty support during the first year: If an item comes up that you believe we should address, you can contact us at warranty@gilmorebuildingco.com.

These scheduled check-ins give you time to live in the space and bring us questions or potential warranty concerns as they come up.

What Does the Limited Warranty Cover?

Gilmore Building Co.’s Limited Warranty applies to the work specified in your project’s Specific Scope of Work for Construction. It does not apply to portions of an existing structure that weren’t specifically included in that scope.

For one year from the date of possession, this includes certain defects, subject to the specific terms of each coverage category:

  • Structural components, including the foundation, floors, ceilings, walls, and other covered internal structural components
  • Basement conditions, specifically water caused by seepage during normal high water table or spring conditions
  • Systems, including covered plumbing, heating, and electrical wiring systems
  • Roofing, including leaks caused by defects in materials or workmanship
  • Other covered project components, including doors and hardware, windows, electrical switches and receptacles, plumbing fixtures, and cabinet work

Your signed Limited Warranty provides the complete details of your coverage.

Manufacturer Warranties

Certain appliances and equipment we supply may also be covered by manufacturer warranties, which are passed through or assigned to the client where applicable.

Manufacturer warranties may require registration, notification, or submission of a warranty card. It’s up to you to complete those requirements, so we recommend reviewing the documentation provided for your specific appliances and equipment.

Understanding What Isn’t Covered

Not every condition that develops after construction is considered a warrantable defect.

Limited Warranty exclusions include:

  • Ordinary wear and tear, misuse, abusive use, or lack of proper maintenance
  • Defects in items supplied or installed by you, installed by Gilmore subcontractors at your direction, or installed by others outside Gilmore Building Co., as well as work performed under those same circumstances
  • Damage caused by the elements
  • Conditions resulting from normal condensation or the expansion and contraction of materials
  • Certain minor or cosmetic conditions associated with the natural characteristics, drying, curing, settlement, or shrinkage of building materials
  • Appliances or equipment covered under separate manufacturer warranties

Conditions such as hairline cracks and minor wood shrinkage or warping can naturally occur as building materials settle and change over time and are excluded from coverage. Refer to your signed Limited Warranty for complete details.

How to Report a Warranty Item

If you discover an item that you believe may be covered by the Limited Warranty, you must notify us promptly in writing. During the first year after taking possession of your project, you can report the item to us at warranty@gilmorebuildingco.com.

Failure to notify Gilmore Building Co. of the need for warranty service within 10 days of discovering the issue may void the warranty.

After we receive a written report, we will determine whether the item falls within the terms of your Limited Warranty. If it does, we’ll repair or replace the item at no charge within 45 days of receiving the report, subject to weather, soil conditions, and material availability.

Warranty repairs or replacements must be completed by our team or subcontractors we select. We’ll also determine whether repair or replacement is appropriate.

In an emergency where time is critical, you may report the issue via phone, and we may shorten the repair or replacement timeline at our discretion.

A Process That Extends Beyond Project Completion

At Gilmore Building Co., the Warranty Phase is part of the overall design-build process, not an afterthought. From the 60-day check-in through the one-year walkthrough, you’ll know when we’ll reconnect, how to bring potential warranty items to our attention, and what to expect after you begin living in your completed space.
