Building a custom home or committing to a major remodel is a serious investment. You’re trusting a builder with your home, your budget, your time, and decisions that will affect how you live for years to come.

At Gilmore Building Co., we work to earn trust through honest conversations, careful planning, dependable communication, and quality construction, not by simply making promises about the finished result.

Since 2005, we’ve helped homeowners navigate complex residential projects with more clarity and confidence. Our approach combines experienced leadership, a coordinated design-build process, and personal attention to the details that matter most.

Experience That Helps Homeowners Make Better Decisions

When you’re planning a complex building or remodeling project, experience comes into play long before construction begins.

Gilmore Building Co. was founded in 2005 by Eric Gilmore, whose construction management experience dates back to 1995, including more than 200 residential design-build projects throughout his career.

Eric holds a bachelor’s degree from Syracuse University and a master’s degree in Construction Project Management from Worcester Polytechnic Institute (WPI). He is also a licensed Massachusetts Construction Supervisor.

Before founding Gilmore Building Co., Eric gained experience in commercial construction and spent seven years working with a local residential builder. That background shaped his approach to residential projects: combine the personal attention homeowners expect with the professional planning and oversight that complex construction demands.

Today, Eric’s experience helps guide projects throughout Central Massachusetts and Boston MetroWest involving substantial renovations, custom homes, challenging existing conditions, advanced building technologies, and detailed architectural requirements. His role goes beyond understanding how homes are built. He also helps clients recognize potential challenges, evaluate their options, and make informed decisions before changes become expensive.

For homeowners, that means working with a company led by someone who understands both the technical and practical realities of a major residential project.

In one homeowner’s words:

“The level of professionalism Gilmore brings to a project is excellent. The design and build process really allowed us to explore and then narrow the project’s scope of work with ease. No other company could have applied the knowledge and architectural expertise needed to help us achieve the historic appearance goals we had. The completed project exceeded our goals.”

A Building Process Designed to Reduce Uncertainty

One of the biggest concerns homeowners have about building or remodeling is what might happen after construction begins. Will the budget change? Will important details be overlooked? Will there be unresolved decisions that create problems later?

Our design-build process addresses those concerns through thorough pre-construction planning. By coordinating design, engineering, budgeting, and construction planning, we can evaluate how decisions affect the project as a whole. You’ll have a clearer understanding of your options while there’s still time to adjust the design, scope, or selections.

Early in the process, we establish an anticipated construction budget range. As plans develop and selections are made, we gather detailed pricing from the trades involved. This helps us set a defined scope and lump-sum construction price before building begins. That price is based on the approved scope of work, with subsequent scope changes handled through documented change orders.

This approach might require more preparation upfront, but it helps homeowners move into construction with a clearer understanding of what they’re building and what it will cost.

Clear Communication and Honest Guidance

A well-managed construction project depends on more than schedules and skilled tradespeople. It requires clear responsibilities, timely information, and a builder who is willing to have straightforward conversations.

Every Gilmore Building Co. project is led by a dedicated project manager who serves as the homeowner’s primary point of contact from design through construction and warranty. During construction, an on-site supervisor manages daily activity, including trade coordination, quality, and jobsite safety.

This structure gives you a consistent person to turn to while ensuring the work receives hands-on attention.

Behind the scenes, dedicated accounting and project management systems help our team track costs, schedules, and project details. These tools help us maintain accurate financial oversight and coordinate the many moving parts of your project.

Just as Important: How We Communicate When the Answers Aren’t Simple

You understandably want to know what your project will cost, how long it will take, and whether your ideas are realistic. We believe those questions deserve reliable answers, not premature promises. When additional design work, investigation, or pricing is needed, we explain why and help homeowners understand the next steps.

Our role is to be both a builder and advisor. That means listening carefully, explaining tradeoffs, and offering honest guidance, even when a decision involves a difficult conversation about priorities or budget.

Through collaborative experience, homeowners know who is responsible for their project, understand the reasoning behind recommendations, and can make more confident decisions.

And indeed that is what we received - an overall seamless and successful project with a level of customer service and detail not normally seen in this industry.”

Craftsmanship That Respects Your Home

Quality construction isn’t limited to the way a finished project looks. It also depends on the materials, methods, and decisions behind the walls. We take a comprehensive approach to craftsmanship, considering architectural character, structural details, building performance, and how a home will function over time.

Our work includes complex whole home renovations, substantial additions, ADUs, custom homes, and historically inspired New England homes built using modern construction methods.

For an existing home, that could mean thoughtfully integrating new construction with the original structure. For a custom home, it may look like combining traditional architectural details with advanced building techniques. In either case, our goal is to create a home that feels cohesive, functions well, and reflects the priorities of the people who live there.

We work with carefully selected specialty subcontractors whose expertise fits the needs of each project. Many of these professional relationships have developed over years of working together. Our project managers and site supervisors coordinate their work and oversee construction quality throughout the build.

For homeowners who want to improve comfort, efficiency, and long-term performance, we can also incorporate modern building science and energy-efficient remodeling strategies.

Your finished home should look right, feel right, and reflect the care invested in every stage of construction.

Professional Standards That Protect Your Investment

A major residential construction project involves important financial and practical responsibilities. You deserve to know that your builder takes those responsibilities seriously.

At Gilmore Building Co., we maintain general liability and workers’ compensation insurance, and require appropriate insurance coverage and safety practices from our subcontractors.

Our work is supported by written trade agreements, organized financial tracking, and a residential construction safety program. These practices establish clear expectations for the people working on your home and help our team maintain accountability throughout construction.

These practices may be less visible than the finished craftsmanship, but they’re essential to a professional building experience and to the peace of mind you should expect when making a significant investment.

Let’s Talk About What You’re Planning

Choosing the right builder for a custom home, substantial renovation, or addition in Central Massachusetts and Boston MetroWest starts with understanding how the company works and whether its approach fits your goals.

We’d love to learn about your project, answer your initial questions, and help you understand what comes next.

We specialize in custom homes, complex whole home renovations, substantial additions, and other residential projects that benefit from coordinated design and construction planning. Our expertise also includes historically inspired New England homes, in-law suites, accessory structures, and energy-efficient remodeling.

We keep budget in mind throughout the design-build process rather than waiting until plans are complete. Once the design, scope, selections, and trade pricing are established, we develop a lump-sum construction price before building begins. Changes to the approved scope are handled through documented change orders.

Renovating an existing home can reveal conditions that weren’t apparent during initial planning. When unexpected issues arise, your project manager coordinates the necessary evaluation, explains the available options, and discusses potential impacts on scope, cost, or schedule before proceeding with changes that require homeowner approval. Our goal is to address challenges thoughtfully while keeping you informed.
